Important Information

Check-in and Check-out Procedures

  • Check-in is after 4pm and check-out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • All guests staying in Little Bavaria are allowed to fish on the lake in the development. Because that lake is in a private community, you do NOT need fishing licenses, however, it is CATCH AND RELEASE ONLY.

Policies and Rules

  • This home is pet friendly and allows pets. Pets other than dogs are not permitted. (See note below for pet policy discrepancy.)
  • No smoking allowed.
  • No events allowed.
  • Minimum age: 25 years. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
  • Children allowed.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.

Fees and Payments

  • Pet rent is $25+tax per night.
  • Firewood may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax per night.
  • All bookings are subject to a $50 cancellation fee.

Cancellation Policy

  • Bookings canceled 30+ days before arrival will receive a refund of the deposit.
  • Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit.
  • Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.

Parking and Vehicle Information

  • Free parking is available on site.
  • 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows.
  • No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

Utilities and Amenities Access

  • Towels and bed linens are provided.
  • High-speed internet is available.
  • Kitchen is equipped with cooking basics, stove, oven, dishwasher, toaster, and other kitchen basics.
  • Clothes washing machine, clothes dryer, and ironing board & iron are provided.
  • Starter set of paper products is provided: a roll of toilet paper per bath, a couple of garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
  • We do not provide crock pots or storage containers.
  • Hair dryer is provided.
  • Smoke alarm and carbon monoxide detector are present.

Safety and Emergency Information

  • Do not leave food or trash outside as it could attract animals.
